NOTICE OF PUBLIC HEARING PROPOSED PROJECT PLAN, CREATION OF THE TAX INCREMENTAL DISTRICT AND BOUNDARIES FOR PROPOSED TAX INCREMENTAL DISTRICT NUMBER EIGHTEEN (HENRY COHEN DRIVE AND NORTH 34TH STREET PROJECT) CITY OF SUPERIOR, WISCONSIN Notice is hereby given that the Plan Commission of the City of Superior, Wisconsin (the “City”), will meet at 4:00 p.m. on Wednesday, November 16, 2022, in Room 204 of the Government Center, 1316 North 14th Street, Superior, Wisconsin, for the purpose of conducting a public hearing to consider the proposed creation of Tax Incremental District Number Eighteen (Henry Cohen Drive and North 34th Street Project) (the “District”), the location of the boundaries therefore within the City and the proposed Project Plan for the District. The proposed property to be included within the District consists of the following two tax parcels described below located at or near Henry Cohen Drive and North 34th Street; such tax parcels are: (i) 07-80703012-13; and (ii) 07-807-03010-01. The proposed property and boundaries of the District are set out on the attached map. The purpose of the proposed District is to encourage development of a mixed use project consisting of the proposed construction of a funeral parlor and celebration of life facility, a housing project and an expansion of an existing commercial building and to pay for tax increment eligible costs and cash grants as set forth in the proposed project plan. The City anticipates that the project plan will include cash grants to owners/developers of the proposed projects to be located in the District. The proposed costs include projects within the proposed boundaries and within a ½ mile radius of the proposed boundary of the District. The tax increment eligible costs and cash grants will be paid by the City through future tax increment generated from the District. A draft copy of the proposed Project Plan will be available for public inspection and will be provided upon request at the office of the City Clerk at the Government Center between the hours of 8:00 a.m. and 4:30 p.m., Monday through Friday.
