Gerrard Corp. preps for construction
A project three years in the making is slated to become a reality starting in June.
Gerrard Corporation of La Crosse, Wis. is developing the Grand Central Plaza. The family-owned corporation’s development portfolio includes luxury apartment, condominiums, and student, senior and family apartments in addition to housing and vacation home developments. It has holdings throughout Wisconsin and in Rochester, Minn. with development projects that cross eight states as far west as Wyoming and Montana.
“This has been a three year process for us, since we’ve come up and presented to the department heads and the mayor,” said Paul Gerrard of Gerrard Corp. “I can’t thank city staff enough for their overwhelming support and help getting this project to where it is today.”
About a year ago, the company applied for tax credits to support the project through the Wisconsin Housing and Economic Development Agency. While the initial application was unsuccessful, WHEDA awarded $407,382 in tax credits in October in support of the project.
“We were one of 20 applications … and your community won overwhelmingly on the scoring,” Gerrard said.
The project will create low- to moderate-income housing for seniors, as well as some market rate units, said Jason Serck, economic development, planning and port director.
Gerrard said the advantage of the market rate units is there are no income restrictions for residents of those units.
Amenities in the units are similar to what people would find in their homes, Gerrard said. Water and sewage is included, as is soft water, he said. Apartments will be equipped with a full kitchen, and washer and dryer.
The goal is to break ground on the project on or before June 1, with the units available for occupancy in May 2015.
Gerrard said people interested in the apartments should contact the Superior Housing Authority, which will manage the property, to get their name on a waiting list.
